Terms & Conditions
Please read these terms carefully before making a booking.
Last updated: June 2026. By booking or staying at Arena Gardens, you agree to the following terms and conditions.
1. Reservations & Confirmation
A booking is confirmed only upon receipt of the agreed booking deposit via UPI, bank transfer, or other accepted methods. Verbal agreements or WhatsApp messages alone do not constitute a confirmed reservation until payment is made.
2. Guest Responsibilities
The guest who makes the booking (the 'lead guest') is responsible for the behaviour of all members of their group. The lead guest must be at least 18 years of age. Accurate information about the number of guests must be provided at the time of booking. Bringing additional guests beyond the stated number is not permitted without prior approval.
3. Property Use
Guests agree to use the property and its contents respectfully. Commercial photography, film shoots, or events (parties, functions) require prior written consent from the owner and may be subject to additional charges.
4. Damage & Liability
Guests are liable for any damage caused to the property, furniture, fixtures, landscaping, or equipment during their stay. The cost of repairs or replacements will be charged to the lead guest. Arena Gardens and its owners are not liable for loss, damage, or injury to guests or their belongings during the stay.
5. House Rules Compliance
All guests are required to comply with the House Rules outlined on our website and shared at check-in. Failure to comply — including excessive noise after 10 PM, smoking indoors, or possession of illegal substances — may result in immediate termination of the stay without refund.
6. Right of Access
The owner or designated representative reserves the right to access the property with reasonable notice for safety checks, maintenance, or emergencies.
7. Force Majeure
Arena Gardens shall not be held responsible for any circumstances beyond our control (natural disasters, government restrictions, etc.) that prevent a booking from proceeding. In such cases, we will make every effort to reschedule or provide a partial refund at our discretion.
8. Cleaning Services
If you opt to stay more than one night, cleaning services will be provided and additional charges will apply (Rs 500/day).
9. Fireworks
Fireworks and exploding objects are not allowed within the compound.
10. Campfire
If a campfire is required, it will be arranged at an extra cost.
11. Transportation
If pickup and drop from the airport or railway station is required, it will be arranged at the customer's expense.
12. Personal Liability
Customers will be fully responsible for any personal injuries due to their negligence.
13. Complimentary Water
The price includes one mineral water bottle (1 litre) per room, per day.
14. Parking
Covered parking is available only for one four-wheel vehicle. The rest shall be parked in the open space.
15. Governing Law
These terms are governed by the laws of India. Any disputes shall be subject to the jurisdiction of courts in Palakkad, Kerala.
